If you want a tiny house that is easy to set up, our prefab modular steel homes are right for you! Our flat pack Fast-Set Box and Fast-Set Pop-up Cabin homes are affordable, sustainable, energy-efficient, and easy to assemble.

All of our models are made of precut steel in the factory and then assembled on-site. Both types of homes are very similar to one another in that they are modular and units can be combined to make unlimited types of structures.

The Fast-Set models can be assembled quickly with no special tools and are so lightweight to carry a crane is never required. The structure is comprised of panels that are inserted into a frame and then the roof is attached and the unit is assembled. The Pop-Up Cabin models include a crank system that actually raises portions of the structure, so roofs pop up and walls fall into place. Whichever type of module you use, construction time on your property is minimal.

It takes less than an hour to turn a Pop-up house from its flat-pack to a livable home with just two people. Just crank, push, and flip and your modular home is ready in under an hour! The Fast-Set Box models can be assembled nearly as quickly. While a foundation is not required, the site must be flat for maximum stability and lifespan. Unlike a traditional home, there’s no heavy equipment necessary for building.

The Fast-Set Cabin system is 19’x 19′ with a total of 360 square feet of interior living space. The porch adds 134 square feet of potential exterior shade. This prefab home has a traditional style, with a gable roof and a shaded porch.

These homes arrive out of the box as a temporary/ADU* type of structure. However, all of the models can be made into permanent housing by the customer or with our assistance.**

Better Than Shipping Container Homes

Shipping container homes bill themselves as faster, sustainable alternatives to traditional housing by turning recycled shipping containers into homes.

Fans of shipping container houses love the metal optics and industrial-inspired architecture. Out of the Box Housing offers a unique spin on a shipping container house that makes it simpler, faster, and even more affordable while keeping the industrial design.

Just like a shipping container home, our models can be finished with exterior cladding to be made into a permanent housing solution. However, our units are livable right out of the box, in under an hour.

Out of the Box Housing’s modular homes take the quick build time and low cost of standard shipping container homes to the next level.

Our Fast-Set Box Model is the same size as a container house but uses a flat-pack concept similar to the way IKEA packages its furniture. All the walls are packed flat, and they are assembled easily by setting the walls upright, putting them in place, and fastening them together. The process takes about three hours with just two people for one 19-foot x 8-foot unit, all thanks to the walls being composed of simple panels.

The steel walls and roof of our Fast-Set Box models are already insulated with Rockwool, a fire-resistant and eco-friendly material. A magnesium oxide subfloor supports a modern grey wood-look flooring. The windows are double-paned for eco-friendliness. Our European-style windows tilt for easy ventilation and open toward the interior for easy cleaning.

The homes are ready to go when you are, cutting construction and delivery time even further. Our modular container homes are ready to go out of the box.

Units can be stacked to create more space, much like putting two shipping containers on top of each other.

Our prefab modular steel homes are made to be energy efficient right out of the box and are also excellent for sustainable living.

We use energy-saving techniques to provide more value for your money and keep you comfortable in any type of weather. The walls, ceiling, doors, and floor are all engineered with durable, insulative materials. Even the windows are double-paned for maximum energy savings and soundproofing. This smart construction can easily be made more sustainable with the addition of a solar panel kit and battery system.

Efficiency extends to their manufacturing as well. Since a prefab home can be built in the factory, it has a significantly lower cost per square foot for materials due to mass economies of scale. Basic utilities, like electrical and plumbing, can be built into the home before it leaves the factory, ensuring high quality and ease of site construction.

Our homes arrive in a flat-pack box, which is similar to flat-pack furniture. All of the features of the exterior of the home are packaged together, and any additional items (such as interior finishings) arrive in their own boxes. Up to 8 units can be delivered at one time on a semi-tractor trailer, while a single unit can fit on a flatbed truck.

Our modular homes are great for a variety of use cases. They make great options for growing families who need an ADU for mom, visitors, or to rent out for extra income. Two Bedroom Floor Plan

Two-bedroom kit homes feature a master bedroom, a second bedroom, and large dedicated living space. A small bathroom is also included.

Duplex Floor Plan

The duplex models treat each half of the prefab home as a studio unit. There are two bathrooms and two living/sleeping spaces. While there is a common entrance, the two spaces are otherwise completely separate. This kit home style is great for temporary housing, long-term housing, empty nesters, or those who desire to move a family member in with them for any length of time.

The Blank Canvas: Fast-Set Box 101

This basic model is completely open, allowing you to exercise complete creative control. Design your tiny home exactly as you wish.

The Singles Pad: Fast-Set Box 205

This unit includes a built-out bathroom with a shower, toilet, and sink. The living and sleeping areas are combined. This model is excellent for young people on the go, or is the perfect choice for a remote cabin where most of your cooking is done outside.

The Two-Bedroom: Fast-Set Box 305

This floor plan creates two bedrooms, divided by a bathroom. This layout creates privacy for residents. For example, parents have one bedroom and kids another.

The Studio: Fast-Set Box 801

This option includes a bathroom as well as a separate sink for washing up. It can be the foundation of a galley kitchen for those who love to cook. The living, sleeping, and kitchen areas flow into each other.
